Colorado State Law (C.R.S. 38-12-103) requires that a landlord return a security deposit within 30 days after the lease has been terminated or the surrender of the premises, whichever occurs last — unless your lease specifies a longer period, which cannot exceed 60 days.

Almost all Eclipse leases specify 60 days, so please plan on up to 60. We are often finished sooner, but please don’t count on it.

If any portion of the deposit is withheld, you will receive a written statement listing the exact reasons.
