Alamosa Property Inspector

Position Purpose:

The Inspector for Eclipse Property Management shall be responsible for the inspection processes, including but not limited to annual inspections, move out inspections, drive-by inspections, pet inspections, and as needed inspections. They shall ensure all inspections and processes are performed in a timely manner and error free.  They shall be responsible for utilizing inspection software provided by Eclipse Property Management. The Inspector is a vital member of the Eclipse Property Management team and should strive to uphold Eclipse Property Management’s values at all times. 

Roles & Responsibilities:

  • Knowledge:
    • Complete knowledge of property management activities including:
      • Turnovers & Inspections
    • Complete knowledge of software(s) utilized in the inspection processes.
    • Working knowledge of how home systems work such as smoke detectors, carbon monoxide detectors, how water heaters, furnaces, appliances, windows, locks, garage doors, etc. 
  • Duties:
    • Relationship Management
      • Effective and Professional Tenant, Owner, and Vendor Communications Including Verbal and Written Communication.
      • Answering Specific Tenant, Owner, & Vendor Questions related to Inspections.
    • Listing & Leasing
      • Potentially Assist with Performing Prospective Tenant Showings
      • Potentially Assist with Conducting Tenant Move-In Meetings
    • Turnovers & Inspections
      • Key Management & Lockboxes
      • Sign Management and Storage
      • Inspection & Marketing Photos Utilizing zInspector
      • Review and Assist with Unit Turnover Process
    • Maintenance
      • Ensure Eclipse Property Maintenance Standards Are Achieved
      • Conducting Inspections (Including Pet, Move-In, Move-Out, As Needed, Drive-By, Renewal, & Annual)
      • Assist with Unusual or Emergent Maintenance Situations
      • Have Some Working Knowledge of the Maintenance System (Property Meld) and Closely Communicate With the Maintenance Coordinator to Ensure Maintenance Items Are Completed In a Timely Manner
    • General
      • Support and Collaborate With the Operations Team to Perform All Necessary Activities

Physical Requirements:

  • Must Be Able to Navigate Inspection & Task Management Software from Mobile Device
  • Must Be Able to Lift at Least 25 Pounds (Signs, etc)
  • Must Be Able to Navigate Up Stairs and Physically Inspect Properties
  • Must Be Able to Drive and Enter/Exit the Vehicle Multiple Times Per Hour

Definition of Inspection Types:

  • Move Out Inspection - A move out inspection occurs when a tenant has moved out of the property & it becomes vacant. Documentation of the condition of the premises is required between tenants and maintenance between tenants must occur. Expected time for a move out inspection is between 60-120 minutes depending on the size of the unit. 
  • Pet Inspection - A pet inspection is a short inspection that checks for damage to the premises due to the tenant having a pet. This inspection may be performed with the tenant's present. This inspection requires interaction with animals. Expected time for a pet inspection is 10-30 minutes depending on the number of pets present.
  • Renewal (Annual Inspection) - A renewal inspection, or annual inspection occurs with or without tenants present. It documents the current condition of the unit and is meant to check for any maintenance items that need to occur & if the tenants should be offered a renewal of their lease. Expected time for an annual inspection is approximately 15 minutes. 
  • For Cause Inspection - A for cause inspection occurs when a tenant needs to be checked on. These could be due to things such as concern for the welfare of a tenant, concern regarding significant maintenance issues such as water leaks, property manager concerns, potential lease violations, lease violations, or complaints regarding the tenant. Expected time for this can range anywhere from 10 to 60 minutes depending on the reason for the inspection. 
  • Sweep Inspections - A sweep inspection occurs when a property is vacant to ensure all maintenance is completed and the unit is ready for new tenants to move into. A sweep inspection also occurs when a unit has been vacant for more than 2 weeks and is performed to check the condition of the unit. Expected time for this is approximately 10 minutes. 
  • Drive by Inspections - A drive by inspection occurs monthly for every property managed in the area. For single family homes, this means driving by the property, stopping and taking quick exterior inspection photos. For multi-family units, this should include getting out of the vehicle and checking common areas of the property, walking around sidewalks, stairways, and catwalks/exterior hallways. The inspection is meant to document if the exterior of the property is being cared for, if the roof/gutters need repairs, trees need to be trimmed, dog feces is removed, and the overall condition of the property has a nice “curb appeal.” Expected time for this inspection is 1 to 5 minutes depending on the property and if it is single family or multi-family.

ALAMOSA PROPERTY MANAGER

Position Purpose:

The Property Manager for Eclipse Property Management shall be responsible for the overall management of a property, owner relationship, and tenant relationships. This will incorporate all aspects of managing a property including, but not limited to, filling vacancies, negotiating & enforcing leases, collection of monthly rents, maintaining the property, owner communications, and tenant relationships. They shall work with property owners and tenants to drive business growth. They shall ensure all activities and processes are performed in a timely manner and error free.  The Property Manager is a vital member of the Eclipse Property Management team and should strive to uphold Eclipse Property Management’s values at all times. 

 

Roles & Responsibilities:

  • Knowledge:
    • Complete knowledge of Eclipse Property Management leases and management agreement
