There are 3 options for moving out. Each is listed below:
Expiration of Lease
Notice to Vacate
If everyone in your unit wishes to leave your residence at the end of your lease, you will need to provide written notification using the Expiration of Lease form linked below.
Rent
You are responsible for rent until your lease expiration date, even if you move out a few days or even months early.
Property Condition
You are responsible for returning your property to rent-ready condition.
Security Deposit
We will return your security deposit to you within 30-60 days (depending on what the terms of your lease are). If we identify any damage upon your departure, we will make repairs and deduct the expenses from this deposit. An itemized statement will be sent to you, along with the remainder of the deposit.
Remember, you cannot use your deposit as your final month's rent.
Early Termination of Lease
Notice to Vacate
If you need to break your lease and everyone in your unit wishes to leave your residence before the lease term is up, you will need to provide written notification using the Early Termination of Lease form linked below.
Rent
You must pay rent on the 1st of each month until a new tenant has possession of the property or until the end of your current lease term, whichever is earlier. If a new tenant occupies the property mid-month, your rent payment for that month will be prorated back to your account based on the date the new tenant has possession. Unused or prepaid rent will be returned with the security deposit as described below.
Termination Fee
You will be charged an Early Termination Fee as described in your lease. Usually equal to one month's rent depending on your lease.
Utilities
If you are responsible for the utilities, you must keep them on and in your name until the end of the lease or until the next tenant moves in.
Property Condition
You are responsible for returning your property to rent-ready condition.

Remove Tenant
Not Everyone is Moving Out
If one or more of the occupants are moving out, then you don't need to do an expiration of lease or an early termination of lease form. Occupants moving out must provide written notification using the Remove Tenant form linked below.
Remove Tenant Fee
You will be charged a Remove Tenant Fee of $175 to process the removal of tenants and to send a new lease.
Utilities
If you are responsible for the utilities, you must keep them on and make sure they get transferred to one of the remaining tenants.
Security Deposit
- Eclipse Property Management will return the portion of the security paid by the removed tenant.
- Eclipse Property Management will not hold Removed Tenant responsible for damages to the unit.
- Eclipse Property Management will hold Remaining Tenants responsible for any damage to the unit, even if caused by the Removed Tenant.
Monthly Rent
The remaining Tenants must pay the full amount of rent on the 1st of each month.
Property Inspection
Eclipse Property Management will not perform a property inspection when a tenant is being removed.
Looking to add someone to your lease?
We have an Add Tenant form that the Tenant will need to complete and the existing Tenants will also need to sign. There is a lease modification fee that will also have to be paid. After receiving the form and the fee is paid, we will email the new Tenant an application. After approval of the application, we will send a new lease to the existing Tenants plus the new Tenant. After everyone has signed, the new Tenant can move in.
