Colorado law (C.R.S. 38-12-103) requires your deposit — or the balance, plus a written statement of the exact reasons for any deduction — to be returned within 30 days, unless your lease specifies a longer period, which cannot exceed 60 days.

Almost all Eclipse leases specify 60 days, so please plan on up to 60. We are often finished sooner, but please don’t count on it.

The clock starts when your lease ends or when you surrender the property, whichever happens last. For a normal move-out at the end of your term, those are the same day.

If you are ending your lease early, the clock does not start on the day you hand back the keys. It starts when your lease ends — which is either the day a new tenant takes possession, or your original lease end date, whichever comes first. So an early move-out usually means a longer wait than the calendar suggests. What you owe in rent is a separate question and is covered in your lease.

Security Deposits are mailed to your last known address or the forwarding address you provided, so please make sure to provide us with a forwarding address.
