We read every Google review of every property manager in Grand Junction. Here’s what they say.

Every couple of months an owner asks me the same question. “Who else is any good?” I used to answer from memory. This month I stopped guessing and pulled every Google review of every residential property manager in the Grand Valley into one file. All of them, back to the first review each firm ever got. Sixteen firms, 1,357 reviews.

Here’s what I found. Most of it surprised me.

My biggest takeaway was that Eclipse isn’t #1, we are #2, and that is humbling.

The table

Ratings and counts are what Google showed on September 5, 2026. Nothing here is my opinion of a competitor. It’s their own customers, counted.

PURE Property Management (the local one on Main Street, not the national company) has 5 reviews, all five stars. That’s too few to rank, so I left it off. Grand Junction Property Management & Real Estate has no Google profile at all.

Three things the numbers say

1. There’s no middle. Across all 1,357 reviews, 53% are five stars and 37% are one star. Only 10% are two, three, or four stars. People don’t leave a lukewarm review of a property manager. They either got taken care of or they got burned, and they tell Google which one. It’s either a “I love you”, or “I hate you” kind of relationship!

2. Four firms are above four stars. Nine are at three stars or below. That gap is the whole story of this market. If you own a rental here and you haven’t looked at your manager’s Google page in a year, look again, because it’s telling. The company managing your asset is probably in one of those two groups, and there’s almost nobody in between.

3. Answering reviews is not the same as earning them. Freedom has replied to 119 of 148 reviews and sits at 2.9. Heritage replied to every single one and sits at 2.7. Replying is good manners. It doesn’t fix the reason the review got written.

What people actually complain about

I tagged every review under two stars by topic. The same four things come up at every low-rated firm in the valley, in about this order:

  1. Maintenance that didn’t get done, or took weeks.
  2. Security deposits. What got kept and why.
  3. Being treated rudely, or not getting a call back.
  4. Fees nobody explained up front.

I noticed something telling, none of those are about the property! They’re about the property management office. That matters to owners, because a tenant who leaves a one-star review about your manager was living in your house when they wrote it, and the next applicant reads that review before they apply.

Where we sit, honestly

We’re second by rating and first by count. Kokopelli is the best firm and I’ll say so. Seven of our 187 reviews are one star. Four of the seven are about move-out charges. That’s the same deposit complaint every other firm gets, and it’s why I’ve already decided to write a blog post about the new Colorado deposit law. We’re not above the pattern. We just get less of it, and we answer every one.

Why I’m publishing a competitor’s numbers

Because an owner deserves to see them in one place, and nobody else was going to put them there. Every number above is public. Anyone with an afternoon could build this table. I’d rather you got it from me with the date on it.

If you want to talk about what’s behind our number, call the office at 719.581.RENT or fill out the owner form on RentEclipse.com.

A note on AI. The thoughts, experience, and opinions here are mine. This is not AI content. It’s not written by AI. I didn’t just give it a prompt and out popped this blogpost. This is real. However, I do use AI as a writing and editing tool to help shape and polish the final text, and to check facts and figures before publishing. If it feels too polished to be really written by Chuck, or a detector flags this post, that’s why. AI is a tool, and I used it to help with the words, spelling, and grammar, not the thinking.
