Can I refuse housing vouchers or set my own screening rules?
No. Source of income is a protected class in Colorado, so an applicant cannot be turned away for holding a voucher. The screening criteria are ours: one written standard, applied to every applicant alike, within the lookback and income limits the statute sets.
There is a narrow exemption for very small landlords, but it does not reach a professionally managed portfolio like this one.
This is worth taking seriously. Discrimination against a subsidy holder carries minimum damages of $5,000. If you have a concern about a specific applicant, tell us what it is — if it is a legitimate criterion applied to everyone, it is already in our standard.
