Rent is always due on the 1st of the month.

Under Colorado law (C.R.S. 38-12-105), a late fee cannot be charged until rent is at least 7 calendar days late, and the late fee is limited to the greater of $50 or 5% of the past-due rent.

If you know you are going to be late, please contact our office immediately. Please refer to your lease for the specific due date and late fee that apply to your rental.
