How to Apply

Follow the steps below to get started.

3 Step Application Process

Step 1 - Prepare

  • Pick the Property or Unit

  • Photograph Documents for Upload

    • Driver's License or ID

    • Proof of Income

  • Gather last 3 years of residential history (rent, own, other).

Step 2 - Online Application

  • $59.45 Application Fee per applicant (must be paid with a credit card).

  • Each person over 18 living in the home must apply.

  • Applicants under 21 may require a guarantor.

Each unit listing has an "Apply Now" button on the listing that is specific to that unit.

Step 3 - Pet Screening (Residential Only)

This portion is completed by every residential applicant, even if they have no pet.

You must submit one of the following pet profiles:

  • No Pets or Animals

  • Household Pet (1 profile for each pet)

  • Assistance Animal (1 profile for each pet)

Approval

  • Keep in mind that the application process is highly competitive and you are competing against other applicants.

  • We process applications twice a week so it can take up to 3-5 workdays to review and process your application.

  • You will receive an email to inform you of the status of your application.

  • Application Status Includes:

    • #1 Approved

    • #2 Approved

    • Conditionally Approved (increased deposit)

    • Denied

  • Once Approved, you must sign a lease and pay the security deposit within 48 hours or the unit will be given to the #2 Applicant.

Guarantors

 

Traditional College students who are under the age of 21 are required to have a guarantor apply with them. For more information please watch the following video:

A PROSPECTIVE TENANT HAS THE RIGHT TO PROVIDE TO THE LANDLORD A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902 (2.5), COLORADO REVISED STATUTES AND IF THE PROSPECTIVE TENANT PROVIDES THE LANDLORD WITH A PORTABLE TENANT SCREENING REPORT, THE LANDLORD IS PROHIBITED FROM CHARGING THE PROSPECTIVE TENANT A RENTAL APPLICATION FEE OR CHARGING THE PROSPECTIVE TENANT A FEE FOR THE LANDLORD TO ACCESS OR USE THE PORTABLE TENANT SCREENING REPORT.
